Do It Yourself Staging
Every project begins with a Home Staging Consultation!
Are you ready? This is the beginning of the staging process.
The nuts and bolts of real estate marketing requires your home look its fittest for today’s competitive market. So that my clients can make the most money on their investment a comprehensive plan is created. There are photos to take, rooms to be measured, walls to paint, closets to be packed and the list goes on! Lets face it, getting your home ready for the trial, I mean Multiple Listing Service is daunting.
Knowing what to do makes the process manageable. I will recommend changes if needed, on lighting fixtures, furniture placement, colors, closet organization, needed repairs, appliances, counter-tops and more. I am focused on what it will take to create a house buyers want in today’s market. With budget in mind, I will help you create a house ready for staging and MLS marketing photos.
For a plan that reduces stress and gives you the confidence of Mighty Mouse, it’s priceless.
Complete Home Staging
Your stuff and my expertise
I rearrange your furniture, create focal points, establish meaning for each space, hang artwork, so that the house flows and becomes the home someone else will buy. The overall plan for the home is to make it appear spacious, drawing the eye towards the positive architectural details and away from less desirable features. I create memory points throughout the house so that buyers see themselves enjoying a new lifestyle. From the front door to the backyard I bring your home’s best assets forward. Riegle Home Staging has extensive on trend staging props of artwork, bedding, throws, lighting, pillows, dishes and more.
Most homes can be staged in a day and price will be quoted in your Home Staging proposal. Keep in mind that I can stage an entire home or four main areas.
Do It Yourself Home Staging
Make your home the one buyers will love, saving you money and working on your own timeline.
After a thorough consultation, you will have a comprehensive design plan for 3 key rooms. On trend art work, lighting, furniture arrangement, and color suggestions will create flow and the perception of value. You receive a packet of information for you to follow to stage each room. You will have a personal plan and the tricks only stagers know when staging a home for sale.
In addition to the plan I also offer a buyers assessment of your homes structure, and curb appeal which is normally 200.00. A buyers assessment is a list of suggestions of things to repair, replace, or spruce up making your house that much more attractive to a buyer. Could your deck use a new coat of paint? Do you see what buyers see? I do.
MLS Photo Styling
Most buyers shop on line first and contact the realtor second so your marketing plan must start with attractive photographs.
In preparation for the photographer, using the furniture available in the house, I make each room look photo ready.
I spend a few hours rearranging each room the day before the photographer shows up. I showcase each room focusing on architectural detail, creating space and balance so that your property grabs a new buyers attention on line.
90% of buyers can’t envision what a room could potentially look like…
it is for those few of us who are gifted!
So this is where staging the vacant home really is necessary.
Cost depends on the square footage and which package you choose. We can stage the entire home or highlight four important rooms of the home.
Vacant staging is where we create the home in which buyers will want to live. We define each space, make it look current and fabulous. All of the rooms don’t have to be staged but the more you can stage, the perceived value increases. See more, get more…the basics of life.
A service that is in between the world of expensive design and doing it all on your own.
Sometimes we just get in to a design rut…we have all been there. So lets get after it!
Re-styling your home so that you enjoy them, is much easier and less expensive if you get it right the first time. How many times have you bought the wrong piece and still have a mismatched room? Sometimes we don’t know what we like but have ideas, and getting from A to B is difficult.
I can re-style the dining room for a Thanksgiving family gathering or spruce up for Spring just call for a quote.
You don’t need to live in Charlottesville, VA to gain the insider information of staging a house for sale.
You would be surprised how often I can add value to your sale without ever setting foot in your home. I will need some basic information like price point, age, style of home and your time frame. Then send photos of the rooms needing help and through facetime or email we can get a DIY plan in place. It’s that easy.
See Trish’s review below. It was a one evening design that made the sale that much faster and she was 5 states away!

Design and Staging
“Cynthia did some staging at our home, as well as advised us on our kitchen renovation. She was a joy to work with and sensitive to our personal taste, goals and objectives. She has a real flair for combining warmth and elegance in her work staging and listens to her clients carefully when working with them on design. Highly recommend her to anyone wanting to sell their home or needing help thinking through a renovation.”
“Riegle Home Staging, has set the bar and expectation high, in the area of home staging expertise. The company provided a unique balance to a specific space, which has been a challenge for me to create on my own. Riegle Home Staging was very knowledgeable, professional and accessible up until the space was complete. I will continue to call upon this company for my future space challenges. Thank you Cynthia, you are the best! ”Patrice Morris,
“I’d like to share my experience with the kitchen staging ideas I got from Riegle Home Staging. Virtually working with Cynthia to open up the space added value and appeal before the house was listed. It was it easy to share photos and follow her advice. I removed a valance, can opener, toaster oven and knife block. Set up wine in the corner with glasses – not a lot of change but the final touches, opened up the kitchen to show off the new cabinets and countertops instead of looking at “stuff’ on the countertop.
The changes made the kitchen pop!
Thank you Riegle Home Staging. We sold our house in 14 days!”
